I have heard that the hotel Panda is in an excellent location but prices may not include breakfast. The reception is on the second floor up two flights of steps although I was told they are having a lift installed ( check this out )
I'm told it is very good value but be aware that one or two of the rooms are a bit on the small side.Avoid the room next to reception as it gets noisy at times and also faces the street.I think it might be room 20.
This could be a good place to stay...check it out.

My wife and I love the 207 Comfort Inn (not affiliated with American chain) that is located a block from the Vatican. Inexpensive, clean, and with great concierge services.
