I do not know anything about the hotel you are asking about, however we stayed in that area twice this year. Seeing that hotel did not stand out and from where you say it is I would think it is one of the older hotels. The bigger hotels in that area are like the St Maritz and a couple others with direct access to the beach.
We stayed in the Geneva, big mistake, just a block from where you mention and we also stayed in the Holiday Inn twice, five blocks from where you mention. The Holiday Inn was on the beach. We spent several days there so we did a lot of walking around.
If you need a good place to eat I would suggest the Front Porch Cafe at the Penquin Hotel. The food is excellent it is on 14th ave looking at one of the parks at the beach. It is on the last street before the beach not sure of the name of the street.
The area you speak of is a safe area and great for people watching.
